Can Blocked Gutters Cause Damp in Your Home?

Dark damp patches and green algae staining the red brickwork directly beneath a leaking white gutter

Yes, blocked gutters can cause damp. When a gutter overflows, however, the water runs down the wall instead of away from the house. Brick absorbs it, and in time the damp can pass through to the inside, because the wall stays wet.

The Property Care Association says blocked guttering and defective fall pipes are a common cause of water ingress. It also advises regular inspection, cleaning and repair, since small faults grow. This guide shows how the damp forms and how to stop it.

How blocked gutters lead to damp

A gutter works only while water can flow to the downpipe. Leaves and moss stop that flow, so the channel fills. The next shower then spills over the edge.

Coventry gets about 700 mm of rain in an average year. That is a great deal of water for a wall to absorb. Because brick is porous, a wall that is soaked again and again may never dry fully.

Leaking joints add to the problem. A small drip at a joint can wet the same patch of brick for months. As a result, the wall below stays damp even in dry weather.

Damp signs outside the house

Start with the outside, since the evidence is easiest to see there. Look at the wall below each gutter and joint. Green or black streaks show where water has run.

Other signs include dark patches near the eaves and flaking paint on the fascia. You may also see white salt marks on the brick. Similarly, wet ground beside the wall points to overflow above.

Our guide to the signs your gutters need cleaning lists more clues, because many show from the ground.

Damp signs inside the house

Indoors, the signs often show on the same wall, although they can appear later. Look for peeling wallpaper, bubbling paint and stains that grow. A musty smell can also point to hidden damp.

Check the corner of an upstairs room below the eaves. Water that enters near the roofline can show up on the ceiling. However, damp has other causes, so do not assume the gutter is to blame.

Rule out condensation and plumbing leaks too. Still, if the wet patch lines up with an overflowing gutter outside, the gutter is the likely culprit.

Which gutter faults cause the most damp?

Several faults can send water into the wall, and each one needs a different fix. Below, we run from the simplest to the most serious, because that is the order to check.

A full gutter spills over the front. This is the easiest fix, because a clean clears it. Read our post on what happens if you do not clean gutters for the full chain of events.

A leaking joint drips onto the wall below. Reseal or replace it, since cleaning alone will not stop the leak. Resealing or replacing a leaking joint typically costs about £50 to £150.

A blocked downpipe backs water up the system. Check the pipe, because our guide to the signs of a blocked downpipe explains.

A gutter that sags or pulls away from the fascia lets water run behind it. That is a repair job, because the fixings have failed. See our guide to gutters pulling away from the fascia and our page on gutter repair.

How to stop the damp at the source

Fix the cause first, because drying the wall is pointless if the water keeps arriving. Clear the gutters, then check the joints, brackets and downpipes.

Next, let the wall dry. This can take weeks, especially in winter, since cold air holds little moisture. Keep the room ventilated, and do not paint over a wet wall.

If damp stays after the gutters are working, call a specialist, because other causes include rising damp, failed seals and condensation. A specialist can identify the true source.

Why winter makes it worse

Wet weather and frost both punish a blocked gutter, because Coventry sees about 39 days of air frost a year, mostly from December to March. Water in a crack freezes and expands, so the gap widens.

Therefore, autumn is the best time to act. Follow our checklist on preparing gutters for winter before the cold sets in.

Does insurance cover damp from gutters?

Often not, because home insurance generally excludes damage caused by lack of maintenance. The Association of British Insurers says it is not a maintenance contract.

A claim for damp from neglected gutters could be refused. Regular cleaning shows you looked after the home, although it is no guarantee of cover. Check your own policy for details.

Local advice

Many Regency-era homes in Leamington Spa sit in a conservation area. Therefore, owners need to take extra care with rainwater goods. We offer gutter cleaning in Leamington Spa with that in mind. If you are in Rugby, our Rugby gutter service covers homes about 14 miles from Coventry city centre.

Rugby borough has 19 conservation areas, so ask the council before changing materials on an older home. Listed homes may need consent, since each case is judged individually.

What not to do when you find damp

Do not paint over a damp patch. Paint traps moisture, so the wall stays wet and the paint blisters. Wait until the wall is dry and the source is fixed.

Do not rely on a damp-proof treatment alone. It treats the symptom, whereas the gutter keeps supplying water. Fix the cause first, then judge what else is needed.

Do not ignore small signs either. A faint stain beneath a joint may look minor, yet it shows water reaching the wall. Early repair is cheaper than waiting, and our gutter cleaning service can clear the cause quickly.

If you are unsure what you are seeing, ask for advice. A short visit can show whether the gutter is the source, and the quote is free.

Prevent damp with a regular clean

A routine clean is far cheaper than damp treatment, while the risk stays low. Read our guide on DIY and professional gutter cleaning to choose the safest way. For typical costs, see our pricing page.

Frequently asked questions

Can blocked gutters cause damp?

Yes. Overflowing water runs down the wall and soaks in. The Property Care Association lists blocked guttering as a common cause of water ingress.

How do I tell if damp comes from my gutters?

Check for stains on the outside wall below a gutter or joint. If the damp inside sits on the same wall, the gutter is a likely cause.

Will cleaning the gutters cure damp?

It stops the source if the gutter was the cause. The wall then needs time to dry, and any damage may still need repair.

Should I see a damp specialist?

If damp persists after the gutters are clear and repaired, yes. Other causes exist, so a specialist can identify the true source.
